Changes to Growth Proposal: 33,821 New Houses
This afternoon the county finally released the analysis of the revised Dulles South CPAM, just one business day before Monday's public hearing. It is not fair to expect citizens to review the analysis and give meaningful comment on the CPAM by Monday.

The new analysis shows that the revised CPAM would allow a staggering 33,821 new houses and apartments to be built in the Transition Area of eastern Loudoun. It also shows that developers have already submitted rezoning applications to build 19,000 of the new houses which would be allowed under the proposed changes.

Because the analysis was just made available today, we haven't had time to fully examine the information. However, the county staff report outlines the Planning Commission's recommendation for:

  • 33,821 new houses and apartments
  • Almost 90,000 new residents
  • 18,780 new students
  • $1.13 Billion in capital costs (capital costs don't include operating expenses like teacher salaries)

Turn right on Greenstone Drive.
School is the first left turn.

From South: Take I-95 to VA 234 exit towards Manassas.
Stay on VA 234 through Manassas.
VA 234 becomes Sudley Road/VA 234.
Continue on VA 234 past Manassas Battlefield.
Turn right onto Gum Spring Road.
Travel 5.5 miles.
Turn left on Greenstone Drive.
School is the first left turn.

From West: Take I-81 to I-66 towards Alexandria.
Take the US 15 exit, (exit number 40),
towards Haymarket/Leesburg.
Turn left onto US 15.
Travel 10.8 miles.
Turn right onto US 50.
Travel 4.7 miles.
Turn right on Gum Spring Road.
Travel 1 mile.
Turn right on Greenstone Drive.
School is the first left turn.
